For Sellers
Most
people have heard that the three most important items in selling
a home are "Location, Location, Location". Actually that
isn't true! Those are important when you are purchasing for investment
or resale but immaterial to you as a seller. You already own your
home and can do nothing about the location. For you the most important
factors are price, condition and marketing. As an experienced Realtor
I can help you determine how to enhance all three selling factors.
The
price is determined by how your home compares to other similar homes
on the market. This is extremely important! If your home is overpriced
by even 10% it will often languish on the market and eventually
become "old stock". Even if you are willing to sell it
at a more competitive price, the buyers don't know that, and since
there are plenty of similar homes priced ten percent lower, they
won't even look at yours. If it is on the market for more than 6
months, many buyers ask why it hasn't sold yet and wonder if something
is wrong with it.
On
the other hand, if you price it too low, you are leaving money on
the table that could have been in your pocket!

The
last major factor in selling is its marketing. While it is possible
to sell a home without a Realtor, your marketing is extremely limited.
Pretty much the only choices are signs, and newspaper advertising.
As a Realtor I have access to the MLS, which means access to 200+
other Realtors that are working with buyers actively shopping for
homes. Most buyers work with Realtors because they know they need
some help finding the correct home for the money and avoiding problems.

much does all of this cost? Actually, I work for free...until I
am successful in selling your home. I will put out money and time
advertising and showing property with absolutely no guarantee that
I make any money at all! I only get paid if I am successful.

real estate transaction. I work every day with local professionals
such as, engineers, mortgage bankers, title companies, surveyors,
contractors, appraisers, lawyers, and the like.
